Why Fire Doors Are Essential

Fire doors are more than just a legal requirement—they are vital for protecting lives and property. Acting as a barrier against fire and smoke, they provide occupants with crucial time to evacuate safely. Whether you are a homeowner, landlord, or business owner, ensuring your property is equipped with high-quality fire doors is a responsibility that cannot be ignored. At Concept Build & Renovations Ltd, we work with BM TRADA Q-Mark certified specialists to offer expert fire door installation services tailored to your needs.

By law, fire doors must be installed in all doorways leading to escape routes, as well as in high-risk areas such as kitchens, boiler rooms, utility rooms, and IT server rooms.

Why Book a Fire Door Installation?

Installing fire doors is often underestimated. In fact, they complement the essential roles of alarms, sprinklers and fire extinguishers. Fire doors contain the spread of fire and smoke while safeguarding lives and property. In turn, this reduces the risk of injury or loss of life, property damage or destruction, and costly legal, repair or replacement fees.

In busy settings, the risk of fire increases significantly. Fire doors are essential in these environments, as they contain fires within specific areas, providing time for safe evacuation and effective emergency response.

Fire Door Hardware

Fire doors are equipped with fire-rated hardware, including locks, handles and hinges. These are designed to withstand high temperatures and remain operational during a fire.

Fire Resistance

Fire door materials can withstand exposure to high temperatures and flames for a specified duration. They typically have fire resistance ratings indicated in minutes (such as 30, 60 or 90 minutes), reflecting how long they can endure fire without it spreading.

Intumescent Seal

Many fire doors are fitted with intumescent seals around the frame. When exposed to heat, these seals expand to fill any gaps, creating a tighter barrier that further prevents the spread of fire and smoke.

Self-Closing Mechanism

Fire doors are equipped with self-closing mechanisms, typically in the form of door closers, ensuring the door remains closed at all times. This feature prevents the passage of fire and smoke, even when no one is present to manually close the door.

Smoke Control

In addition to withstanding flames and heat, fire doors are designed to block the passage of smoke. All fire-rated doors have a smoke seal surrounding the door frame, preventing smoke from spreading.

What Are the Key Features of Fire Doors?

Fire Safety

In addition to certifying products, BM TRADA also certifies the installation services of building components. This helps ensure products are installed correctly, maintaining their intended performance and safety.

This certification ensures fire doors, fire-resistant glazing and other fire safety products meet industry standards. In addition, it makes sure they withstand the fire for a specified period while resisting smoke and preventing its spread.

Smoke Control and Ventilation

Certain certifications pertain to products and systems related to smoke control and ventilation in buildings. These are essential for the safe evacuation of occupants during a fire.

Timber and Wood Products

The certification for timber and wood products, including glazing and doors, ensures they are manufactured to specific quality and performance standards. This often includes durability and resistance to environmental factors.

What are the Regulations Regarding Fire Door Inspections?

Fire doors are regulated by the Building Regulations (Part B), the Regulatory Reform (Fire Safety) Order 2005 (and its amendments), and BS 9999.

The Fire Safety Act 2021 clarified that flat entrance doors must be included in the Fire Risk Assessment required by the Fire Safety Order. Under the Fire Safety (England) Regulations 2022, regular checks are mandatory to ensure all fire doors, including flat entrance doors, are self-closing, fully operational, and in good repair.

From 23 January 2023, the Responsible Person for multi-occupied buildings over 11 metres must:

  • Conduct quarterly checks of all communal fire doors.

  • Perform annual checks on all flat entrance doors.

  • Inform residents about the importance of fire doors.

  •

BS 9999 also provides guidance on fire safety measures, including business continuity and environmental considerations.

As the Responsible Person, you are legally obligated to carry out regular fire door inspections and complete any necessary remedial work. Failure to comply poses significant safety risks to occupants and can lead to fines or criminal charges.

BM TRADA Q-Mark Fire Door Maintenance

The BM TRADA Q-Mark maintenance scheme aims to ensure the regular maintenance of fire doors and their components in compliance with industry standards and regulations. This is essential for keeping fire doors in working condition, preserving their fire resistance ratings and ensuring the safety of building occupants.
